Maintenance Technician

Department: Property Management

BASIC PURPOSE:

Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles repairs and improvements of vacant apartments for a market ready status. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the Company.

ESSENTIAL FUNCTIONS:

  • Prepares or assists in preparing all vacant apartments to a market-ready condition.
  • Performs various community maintenance functions. Records activity in maintenance log. These functions may include, but are not limited to: Light Bulb Changes, Caulking, Filter Changes, Painting, Lock Repairs, Snow Removal, Install/Repair Window Coverings, Pool Maintenance (must have knowledge of pool requirements), Minor HVAC Repairs (no handling of refrigerant), Preventative Maintenance
  • Responds to resident service requests and concerns in a timely manner.
  • Performs on-call emergency service as required.
  • Reports any maintenance concerns for repairs on vacants, models, clubhouse, and/or common areas to the Maintenance Director/Supervisor.
  • May assist in monitoring and/or controlling maintenance inventory and/or supplies.
  • Moves heavy objects as requested.
  • Assists the Maintenance Director/Supervisor or Property Manager on special maintenance projects, i.e., preventative maintenance of building components and/or mechanicals.
  • Assists in keeping the grounds and common areas free of trash and debris.
  • Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of ORM.
  • Maintains open communication with property management and supervisors.
  • Consistently maintains a professional, courteous attitude when dealing with residents, co-workers and the general public, at all times, on or off the property.
  • Attends and participates in training seminars as requested.
  • Assists other staff members as needed.
  • Delivers various communications to residents as needed.
  • Attends and assists in setting up for resident functions and activities.
  • Drives motorized vehicle on or off property for Company business.
  • Performs other duties as assigned.

JOB QUALIFICATION REQUIREMENTS:

Knowledge/Experience:

High school diploma or equivalent is preferred. Trade school and/or military training a plus. One to five years verifiable hands-on general maintenance experience (i.e., plumbing, pools, carpeting, painting, etc.) is preferred with proficiency in at least one major area. Ability to work in a fast paced environment , must exhibit at all times compliance to ORM Customer Service current policy to our customers and ORM team members.

Machines, Tools, and Equipment, Software:

Hand tools normally used in construction, maintenance and landscaping including, but not limited to, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Motorized vehicles.

Licenses/Certification:

Valid drivers license along with good driving record and auto insurance is required. EPA certifiable status is preferred.

Other requirements:

As an ORM team member, you represent ORM at all times. While you are on the job, ORM expects you to wear clothing and accessories that are appropriate in a professional business environment. If a uniform is required at the property, you are expected to wear it. Refer to ORM’s Grooming Standards and Dress Code Guidelines for additional information.

PHYSICAL AND VISUAL ACTIVITIES:

Inside and outside work in all types of weather. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs., with frequent lifting and carrying of up to 50 lbs. Good eye/hand coordination is essential. Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory is required. Must be able to lift and work heavy equipment.
